Thank you for your interest in renting with us. We believe in transparency and simple processes, which is why we proudly offer a $0 junk-fee promise.

• First-Come, First-Served: Applications are processed sequentially in the exact order received.
• Transparent Application Fee:  Submitting an application to hold your place in line is 100% free. The $25 screening fee is only triggered once your application reaches the front of the line and your background check link is delivered. Because this fee covers direct third-party screening costs, it is non-refundable once sent, regardless of whether the check is completed. Unprocessed or withdrawn applications incur $0 cost.
• Fast-Track Leasing: Upon approval, you will receive an invitation to your resident portal to submit your initial move-in funds. Your lease agreement will be sent separately for digital signatures. Both the signed lease and the full initial payment are due by 11:59 PM, two business days after delivery.

 We evaluate all prospective residents using consistent, objective criteria:

• Income: Combined gross income must be at least 2.5 times the monthly rent.
• Credit & Background: We review credit histories, active bankruptcies, unpaid housing collections, and criminal backgrounds.
• Rental History: We check for a positive history of timely payments, proper property care, and good neighborly conduct.
• Occupancy Limits: A maximum of 2 people per bedroom is standard.

Please have the following items ready to upload and include with your application:

• Valid photo identification
• Past residential addresses and landlord contact details
• Employment history and proof of income (such as recent pay stubs or bank statements)

• Application Review:  You hold your place in line for free. When you reach the front of the line, you will receive an automated link to complete your credit and background check, triggering the $25 vendor fee.
• Deadlines & Compliance: Timely communication keeps your place in line. Missing deadlines for documents, signatures, or funds means your priority hold is released, the home remains active on the market, and we will move forward with the next applicant.
• Property Condition: Homes are leased in their observed condition at the time of viewing. If a home is undergoing turnover repairs, we guarantee it will be clean, safe, and fully ready by your lease start date.
• Acceptable Move-In Funds: Initial move-in funds (security deposit and first month’s rent) are due alongside your signed lease by 11:59 PM, two business days after delivery. Payments must be made via your online portal, certified cashier's check, or money order. Personal checks are not accepted for these initial move-in funds, but are accepted for standard rent payments thereafter. 
• Timeline Constraints: Properties will not be held vacant for more than 30 days past your application approval date.

• Pets: Up to 2 pets are generally permitted, subject to owner approval, breed restrictions, and monthly pet rent. Additional pets are evaluated on a case-by-case basis.
• Assistance & Service Animals: Service and support animals are welcome and are not subject to pet fees or rent. Please complete and submit our [Reasonable Accommodation Request Form] with your application.
