We understand that your client relationships are your most valuable asset, and we are fully committed to protecting the transactional side of your business.

When you refer a client to us for property management, their relationship with you as their sales agent is 100% secure.

We guarantee, through a signed agreement on every referral, that:

• Our Exclusive Service Scope: Our engagement with your referred client is strictly limited to the ongoing management of the investment property (including maintenance, rent collection, and tenant management).
• Your Exclusive Transactional Role: You remain the client's exclusive go-to agent for all future transactional business, including property buying and selling.
• Zero Solicitation Guarantee: We will never solicit your referred clients for any services outside of the property management agreement.
• Guaranteed Referral Back: If the client expresses interest in any transactional real estate need (e.g., selling the property, buying another investment), we will immediately and confidently refer them back to you.

While Elizondo Realty, LLC offers sales services to our own clients, we treat your referrals as an extension of your business. We are your dedicated Property Management Partner, committed to ensuring your client returns to you for all their transactional needs.

We value your trust and your business. We offer referring agents a guaranteed $500 referral bonus for every property management referral you send our way.

To ensure complete clarity and transparency, our referral bonus payout structure is defined as follows:

• Paid Per Property, Not Per Owner: The $500 bonus applies to each distinct property referred, not per client or property owner. If a single investor client brings us three separate properties, you earn three bonuses ($1,500 total).
• Unique Parcel Basis (Not Per Door): The bonus is calculated per unique parcel number rather than the number of individual doors or units. For example, a multi-family duplex or fourplex located on a single parcel number qualifies as one property referral.
• Immediate Brokerage Payout: This bonus is paid directly to your brokerage immediately upon successful lease execution and tenant move-in, ensuring a profitable, efficient, and mutually rewarding partnership.
