• Check Availability: Before applying, please confirm the property is still available.
• Application Fee: $25 per person (18+) and is non-refundable.
• Who Must Apply: Everyone 18 years or older must submit a separate application.
• Lease Signing & Security Deposit: To officially take the home off the market, you must sign the lease and pay the security deposit within 24 hours of receiving the agreement.
• Move-In Readiness: All move-in funds must clear and utilities must be transferred prior to receiving keys.

Please review these qualifications before applying. We may deny applications for:

• Income: Combined gross income must be 2.5x the rent.
• Credit: Low credit or unpaid collections.
• Background: Criminal background or prior evictions.
• Rental History: Past late rent, money owed to a landlord, or disruptive behavior.
• Info: Incomplete or false application information.
• Occupancy: Maximum 2 people per bedroom.

You will need the following to complete the application: 

• Valid Photo ID (to be uploaded)
• Past addresses and landlord contact info
• Work history, income details, and contact info
• Info for dependents
• 2 references and 1 emergency contact
• Proof of income (pay stubs, bank statements, etc.) may be requested after submission.

Application Review: We will review your application and run the credit/background check. We will contact you as soon as we have an update. 

• If Approved: You will be notified by email and your lease agreement will be sent for electronic signature.
•  Secure the Home: You must sign the lease agreement and pay the security deposit within 24 hours of receiving them. If these are not completed within this window, we will offer the property to the next applicant.
• Move-In Timing: You must be able to move in within 30 days of your approval or the property's availability date.
• Funds & Utilities: * Payment:  First month’s rent is preferably due 4 business days prior to move-in to ensure funds have cleared.

• Pets: Up to 2 pets are allowed, subject to owner approval. Pet rent and breed restrictions apply.
• Service Animals: Service animals are not pets. Please complete the separate reasonable accommodation request form and submit it with your application.
