Read This First: Key Things to Know


  • Check Availability: Before applying, please confirm the property is still available.
  • Application Fee: $25 per person (18+) and is non-refundable.
  • Who Must Apply: Everyone 18 years or older must submit a separate application.
  • Holding Deposit: If approved, a holding deposit (25% of one month's rent) is due by midnight the next business day to secure the property.
    • This deposit is credited to your security deposit after lease signing.
    • It is non-refundable if you choose not to proceed.


Step 1: Check Your Qualifications


Please review these qualifications before applying. We may deny applications for:

  • Income: Combined gross income must be 3x the rent.
  • Credit: Low credit or unpaid collections.
  • Background: Criminal background or prior evictions.
  • Rental History: Past late rent, money owed to a landlord, or disruptive behavior.
  • Info: Incomplete or false application information.
  • Occupancy: Maximum 2 people per bedroom.


Step 2: Get Your Info Ready


You will need the following to complete the application:

  • Valid Photo ID (to be uploaded)
  • Past addresses and landlord contact info
  • Work history, income details, and contact info
  • Info for dependents
  • 2 references and 1 emergency contact

You may also be asked to provide proof of income (pay stubs, bank statements, etc.). You can complete the application now and submit these if requested later.


Step 3: What Happens After You Apply


Application Review: We will review your application and run the credit/background check. We will contact you as soon as we have an update.

  1. If Approved: You will be notified by email.
  2. Secure the Home: Your holding deposit is due by midnight the next business day after your approval is sent. You can pay this securely through the online portal. If the deposit isn't received, we may offer the property to the next applicant in line.
  3. Lease & Move-In: We will draft the lease. You must be able to move in within 30 days of your approval or the property's availability date.


Pets & Service Animals


  • Pets: Up to 2 pets are allowed, subject to owner approval. Pet rent and breed restrictions apply.
  • Service Animals: Service animals are not pets. Please complete the separate reasonable accommodation request form and submit it with your application.
