• Before applying, please check that the property is still available. Application fees are $35 per person (18+) and are non-refundable. Everyone 18 or older must apply separately. 
• Provide a valid photo ID and proof of income. 
• Combined income must be 3x the rent. 
• Max 2 people per bedroom.  
• Pets: Up to 2 allowed. Fees and breed restrictions apply. 
  • Service animals require a separate request form. Click HERE to download form and submit with application.
• If approved, a holding deposit (25% of one month’s rent) is due by midnight on the following business day your approval is sent. This helps prevent last-minute cancellations. If the deposit isn’t received, we’ll offer the property to the next applicant in line, if any are waiting.
  • Pay quickly and securely through the online portal created with your application—ACH and credit cards welcome.
  • The holding deposit will be credited to your security deposit after lease signing.
  • Non-refundable if you choose not to proceed.
     

Step 1: Review Our Requirements

We may deny applications for:
• Incomplete or false info
• Low income or bad credit
• Criminal background or evictions
• Past late rent or disruptive behavior

Step 2: Get Ready
You’ll need:
• Past addresses + landlord info
• Work history + income details
• Info for dependents, 2 references & 1 emergency contact

Step 3: Upload Documents
Required:
• Photo ID (Uploaded during application)

May be requested (You can complete the application without submitting these documents):
• Proof of income:

• Employed: 2 months of pay stubs 
• Self-employed: 3 months of bank statements 
• Other income: Documents for retirement, disability, etc.

Step 5: What’s Next
We’ll contact you after your background check. If approved:
• Holding deposit is due by midnight on the day your approval is sent.
• Move in within 30 days (from approval or availability date).
