Income & Employment


  • Combined monthly income must be at least 3× the rent
     
  • Income must be verifiable and stable for 6+ months
     

Rental History


  • Minimum 1 year of verifiable rental or residence history
     
  • No evictions or serious lease violations
     

Credit & Background


  • Credit check required (600+ score preferred)
     
  • Remove any credit freezes before applying
     
  • Criminal background check required
     

Automatic Denials


Applications will be denied for the following:


  • Pending eviction or unpaid rent owed
     
  • Foreclosure within past 3 years (with unpaid judgment)
     
  • Bankruptcy within past 2 years
     
  • False or misleading application information
     
  • Registered sex offender or listed on a terrorist watch list
     
  • Violent felonies, drug distribution, arson, kidnapping
     
  • Active warrants or pending criminal charges
     

Note: Older non-violent offenses may be reviewed on a case-by-case basis.


Occupancy Rules


  • Max 2 people per bedroom
     
  • No smoking or vaping indoors
     

Pet Policy (Applies mostly to cats and dogs)


  • Not all units allow pets — written approval required
     
  • If allowed:
     
    • Max 1–2 pets
       
    • Valid county license required
       
    • Non-refundable pet fee and monthly pet rent may apply regardless of size
       
    • No pet fees for approved service/emotional support animals
       
    • All animals must be screened via PetScreening.com
       

Outdoor Restrictions


The following items are not permitted:


  • Trampolines
     
  • Above-ground pools
     
  • Indoor furniture placed outdoors
     

Security Deposit


  • Required to secure the unit
     
  • Holding deposit is applied toward the total security deposit
     
  • Due at lease signing along with:

Before You Begin


This application is for those applying to lease a rental property managed by Elizondo Realty, LLC.


Please note:


  • You are applying for a specific property, and it is your responsibility to verify its availability before submitting your application.
     
  • Application fees are non-refundable, even if the property is no longer available.
     
  • All individuals 18 years of age or older must complete a separate application.
     
  • All applicants must provide a valid government-issued photo ID. Copies will be retained as part of your application.
     
  • Each applicant must submit verifiable income documentation. Combined gross monthly income must be at least three (3) times the monthly rent.
     
  • Occupancy limits: No more than two people per bedroom.
     
  • Pet policy: A maximum of two pets per household. Restrictions and pet fees may apply. Service animals are not considered pets; however, a reasonable accommodation request form must be submitted for them. This form is available upon request.
     

If your application is approved, a holding deposit is required within 48 hours to reserve the property. Without it, we may proceed with the next qualified applicant.

  • Falsified or misleading information
     
  • Incomplete application or missing documentation
     
  • Insufficient income or high debt-to-income ratio
     
  • Criminal background
     
  • Poor credit history
     
  • History of late payments or non-payment
     
  • Prior evictions
     
  • History of destructive, violent, or disruptive behavior
     

Step Two: Gather Required Information


Before starting your application, be sure you have the following details on hand:


  • Residential history: Previous addresses and landlord contact info
     
  • Employment history: Current and past employers with contact details, start dates, and salary
     
  • Dependent information
     
  • Two personal references: Full name, phone number, and relationship
     
  • Emergency contact: Full name, phone number, and relationship
     

Step Three: Upload Supporting Documents


The following documents are required:


  • Government-issued photo ID (e.g., driver’s license or passport)
     
  • Proof of income:
     
    • Employed: Last two months of pay stubs showing year-to-date earnings
       
    • Self-employed: Previous year's 1099s and the last 3 months of bank statements
       
    • Other income sources: Provide documentation for retirement, disability, child support, alimony, investments, etc. (must be acceptable to management)

Step Five: Application Results & Next Steps

If your application is approved:


  • A holding deposit must be submitted within 48 hours.
     
  • If the property is vacant, you must take occupancy within 30 days of approval.
     
  • If the unit is still occupied, move-in must occur within 30 days of it becoming available.
